Re-Keying of Chateau 10 and Chateau 20

As per the posted Board meeting notes of December 12, 2011, the plans for the re-keying of these two Chateaux are underway. Delivery of keys for owners will occur February 6 - 8, 2012, with non-resident owners being mailed keys for their tenants during this same time. Tenants will have to make arrangements to obtain the new building key from the owner of their unit.

Scheduled date for lock changes is February 21, 2012.

Water Shutdown Notification - Chateau 10 and Chateau 20 - January 31, 2012

All residents of Chateau 10 and 20, please be advised that on Tuesday January 31, 2012 there will be a water shutdown between 9am and 4pm in order for some plumbing repairs to take place.

Summory of Wedgewoods Board Meeting

December 12th, 2011

Longley has engaged a new Manager, Tracy Teasdale, who commenced employment on December 1st. 2011. Initially Tracy will manage the Wedgewoods, assisted by Suzanne.

A letter will be sent to residents announcing Tracy’s appointment, contact information, a reference to the AGM and some gentle reminders to residents about pet etiquette, garbage disposal and use of the elevators during a move.

Discussion on the role of the Board and Board Governance. The new 2012 Board will be presented with its expectations and clarification of role at the orientation meeting following AGM.

The Wedgewoods-Longley Management Agreement for 2012 was signed.

The discussion of the Morrison Hershfield Vegetation Management Plan summary submitted by Gloria was omitted and deferred to the next meeting.

Arrears for October 2011 stands at $13,479.

Outstanding maintenance items are: new corridor signage and alarms for 3 fire exit doors.

Motions:

Purchase and install fire station pull covers for enhanced prevention of false alarms – supplied and installed by Riverstar Fire Protection at a cost of $4,656.17.

Re-key Chateaux 10+20 (2 keys per unit and garage access from elevator vestibules for improved building security. Supplied and installed by Parry Brothers Lock and Safe for $9,077.78.

Supply and installation of wall mounted ashtrays for exterior of Chateaux by Cam Industrial Supply for $666.32.

All companies named in the Statement of Claim to Statesman Corporation have agreed to sign off at no cost, awaiting final signatures.

6 applications-nominations have been received to date. Each person standing for election will present themselves with a brief bio at the time of the election.

We encourage all owners to attend the AGM on January 30th. 2012.

Please consider volunteering for the Board – run yourself or nominate an owner.

Summary of Wedgewoods Board Meeting

October 3rd, 2011

Management Report: Brief update regarding progress of Kris Offet as the site superintendent. Calls to 403-686-1192 are rerouted to Longley’s Office.

Account receivables is $17,588.

Insurance renewal certificate is available on the Wedgewoods website.

Property Value Committee: The Statement of Claim will be terminated. We are awaiting letters from all the companies named in the Claim – settling at no cost.

Management agreement expired on September 30th.2011 – two directors to review 2011-2012 contract and endorse.

Investment Committee: Cheryl Davis is the new Chair of the committee. Cheryl will invite Colleen Versteegt to assist with the committee.

Communications Committee: Sean McLellan, Protomentat, is to administer a new Wedgewoods gmail account which will be monitored by our manager. Those wishing to correspond directly to the Board must do so in writing and deliver to Chateau 10-113.

Nominations Committee: Larry Penner presented a draft of a promotional poster, volunteer application and nomination form. Larry asked Colleen Versteegt to assist with the new Board election and recruitment process.

Social Committee: Directors decided against a December social function. A late spring-early summer gathering will be held.

A security contract with DOGS has been renewed for 2 years.

New treadmills will be here in mid-October.

Kris and James are investigating the sourcing of Butt Stops. New and improved directional signs in the Chateaux corridors are forthcoming. The remainder of the fire exit doors must be alarmed.

Continue with the investigation of Medico Keys for Chateau 10 and 20.

We will acquire quotes for fire alarm pull station protection to help reduce the number of false alarms.

Special Note: Residents have noted a number of cars driving through stop signs and speeding in the playground zone. Residents are being asked to report these incidents to the Police, www.calgarypolice.ca – need offending cars license plate number. Scroll down to Traffic and look for the form. Fill out online and submit the information.

The annual inspection of our fire alarm system, required by the City of Calgary Fire Code, is upon us again. We realize that this inspection can be a hardship for a lot of the residents of the Wedgewoods but the safety of all who live here is paramount to both the Board of Directors and Management thus we must ask that everyone help us ensure the proper functioning of the systems that are designed to save lives in the event of a fire emergency. This can only be done by annual physical inspections of the alarms located in your suite, therefore we need someone to be home to allow our contractor, Simplex Grinnell, into your unit for about 10 minutes for the test.

In trying to accommodate your busy lives we will repeat the method used last year to reduce the time you need to be home for your test date to half a day. Attached to your individual notification is a Post-it sticky. Please indicate "AM" or "PM" on the sticky and place it on the exterior of your door on the day of your scheduled test and a Simplex Grinnell technician will attend to your unit accordingly.

"AM" will be sometime between 8:15am and noon.
"PM" will be sometime between 12:30pm and 4:30pm

Summary of the Board Meeting Wedgewoods of New Discovery – August 22nd, 2011

Gordon Donovan has resigned from Longley Management and Kris Offet has been hired as a

Superintendent.  Kris’s first day of employment is Monday,August 22nd, 2011.  Kris has experience in

preventative mechanical maintenance, general repairs, painting, drywalling and will take on some of the

responsibilities that previously required outside contractors.

The Wedgewoods will now be managed from Longley’s office.

DOGS has agreed to a 12 hour shift Monday to Friday, reduced its hourly rate and asked for an extended

Contract.

There will be a mail-out with the budget information by mid-September.

Arrears as of July 31st. stand at $19,500. – all those over $1000. and greater than 60 days overdue are with the lawyer for collection.

Three new commercial grade treadmills are forthcoming.

Statesman Corporation continues with the repair of water leakage in Chat. 30 garage.

Moira Birney, a faithful community member, has resigned from the Board and from her role in the Reserve Fund Investment Committee.

The Board will strike a Nomination Committee and encourage new Board nominees for 2012-2013.

WATER SHUTDOWN NOTIFICATION CHATEAU 10 Friday Aug. 19

On Friday, August 19 2011 all water will be shut off in Chateau 10 for replacement of one of the main valves in the water supply. The shut down will occur between 9:00am and 12 noon.

 

COUGAR SIGHTED IN GRIFFITHS WOODS

A cougar was spotted at Noon Tuesday, Aug. 16/11 from Chateau 10. It was just off the main paved pathway in Griffiths Woods 100 meters south of the building.

Fish & Wildlife have been notified and are investigating.

It was not behaving in a threatening manner but please be extra cautious if walking in the woods.

 

Chateau 20 - Emergency Water Shutdown Notification

On Thursday, August 11/11 the hot water system will be shutdown between 9am and 2pm to complete some necessary plumbing repairs. We apologize for the short notification but these repairs must be completed quickly.
